Having our flat vacated by tenant on the expiry of Rent Agreement

Advocate Ma'am/Sir I have an 11 months' RENT AGREEMENT, notarised by a Notary Public and executed with the tenant of my flat, located in Delhi. The Rent Agreement expires on 10.05.2023. I have requested my tenant to vacate my flat at the end of the period of tenancy, i.e. 10.05.2023, asking him that it has been decided by my family. But my tenant make emotional pleas that he would be on the road, if we ask him to vacate our flat end of the period of tenancy and the expiry of the Rent Agreement. Our tenant further says that he is too busy having many an engagement and needs time to vacate out till June, 2023 or October, 2023, when he would be in a position to take a decision whether he would need to continue to take our flat on Rent or he would vacate. At the same time he has promised to enhance Rent from Rs.15,000/- to Rs. 16,500/- ( an increase of 10% after about four and a half years) , after we explained to him financial difficulties being faced by us and after about four and a half years, after he first took our flat on Rent in 2018. Our tenant has always defaulted in the payment of monthly Rent and never paid it timely every month, paying 6 months' Rent or 4 months' Rent. Further our tenant has always defaulted in the timely payment of Electricity Bill, IGL's PNG Bill and Society's maintenance charges, causing us lot of stress. Ma'am/Sir, we are senior citizens and cannot cope with such high level of stress and are in miserable condition. Ma'am we want our tenant to vacate our flat on the expiry of the Rent Agreement i.e. 10.05.2023 and do not want to accept the enhanced Rent. Ma'am there are a large no.of flats even in that area of Delhi. Ma'am/Sir kindly suggest a simple, quick, non cumbersome but effective way of having our flat vacated on the expiry of the Rent Agreement. Timely and legally sound, but simple way of having our flat vacated shall be highly appreciated. Ma'am/Sir we do not have lot of money to pay high consultation charges, as I do not get Pension.
