Road Access to my Property

Hi. I have a doubt regarding the following: I'm planning to buy a property which does not have access to road currently as I'm just buying only a part of the whole land. The owner has 3 Surveys numbers of land on his name and only 1 survey has road connectivity for Eg. Survey No. 1 has road access, and behind that is Survey No. 2, and then Survey No. 3 (in which I'm planning to buy). The owner is going to convert the full land into an Industrial layout in the next 6 months but I cannot wait till that time due to other obligations. My question is: Can we mention a point in the sale deed that the owner has to give road access / Right to access from Survey No. 1 and 2 (Which belongs to him) till my property in Survey No. 3. And he has earmarked 60feet of road access once the layout is ready, so will he be legally bound if we mention this road in my sale deed (With 60 feet width) ? Points to Note: 1. Owner is currently registering the property in my name by 11E sketch. 2. Land is an Agriculture land currently. 3. Change of Land use has been received for Purple zone. 4. After he converts the entire land to Industrial conversation, he will transfer the land in his company name (Builder), and then he will start forming the layout. 5. My piece of land will be converted separately along as well. What can we mention in the sale deed or do we have to register any other document for this ? The Builder is open to all legal options.
