How to get back Lease money from land lord or bank, when bank issued possession to land lord.

The building which we were staying was newly constructed on 1st may 2017. ( Land size 20X30) The building contains 4floor. Ground floor - 1bhk, 1st &2nd floor- 2bhk,3rd floor- 1bhk & 1RK. ( Total build up area approx - 2400sq ft) Home loan 15lakh is pending to bank and from last six months emi was not paid by landlord, so bank issued possession notice to landlord Feb 21st 2023. Mentioned 60days time. We are unaware of bank loan as a tenant. We are staying in this building ground floor for lease from last 5.9years. ( 1st may 2017 to till date.) 5lakhs Lease agreement was made in 100rupee stamp paper.( Un registered Lease agreement) Three months before completion of 5years we have requested owener to refund lease amount of 5lakhs. But they have requested us that few months more time is required to refund money. So they have requested us to make fresh agreement for 1more year as a extension, so that they will arrange money by sale of the property. Based on their request We have agreed and made a fresh agreement of 5lakhs lease for 1 more year. ( From 1st July 2022 to 1st July 2023) Owener of the building is 70years old lady and widow. ( self acquired property and was allotted by government in EWS category ) She had two sons age around 45 & 47 year's respectively. Elder son was absconding with his wife and children since 2020. ( Because of financial issue) Younger son died by suicide last year oct 2022.( He was working as professional courier delivery boy) Younger son wife ( second daughter in law ) filed suit against mother in law stating that without her consent mother in law can't sell the property mentioned in her law suit. Stating that till date loan amount was paid by her husband till death through his bank account transaction. After We come to know bank possession notice. We have filed police complaint against owener. Police issued NCR acknowledgement and informed us that you can challenge your owener in court or you can request personally. We discussed with bank manager and also request letter given stating that We will vaccate immediately after receiving of our lease money. But manager said that bank no were concerned about tenants. Bank told that they will vacate tenants after receive of court order before auction or sale of property. So we requested owener to refund lease money. But she is telling that after auction or sale of property then only able to refund money. We can't believe owener because after receive of sale money from bank, she may escape How to get back our lease money in this case before bank auction. And also our lease agreement expires on July 2023. Please suggest us how to come out from this problem.
