Question relating to easement rights

Plot no. 1 is jointly owned by Mr. X and Mr. Y. Plot no. 1 is not partitioned or demarcated. Plot no. 2 which is situated at the backside of Plot no. 1 is owned by Mr. X alone. Mr. X for the purpose of development/ construction of residential building and also ingress and egress in Plot no. 2 requires road access. However, there is no approach road. One partition suit in respect of plot no. 1 is pending before the Hon’ble Court. In this situation the question arises :- 1. Can Mr. X execute one easement deed in respect of his undemarcated portion in Plot no. 1 and give easement right to Plot no. 2 for the purpose of ingress and egress ? 2. Does execution of one notarized easement deed in respect of his undemarcated portion in Plot no. 1 and give easement right to Plot no. 2 for the purpose of ingress and egress stand valid in the eye of law ? 3. Can Mr. Y object to the execution of such easement deed? If yes, kindly specify the grounds of such objection along with statutory sections, if any? 4. In case of objection raised from Mr. Y’s end what defense can be sought by Mr. X for safeguarding his interests?
