Sell my pagdi property in mumbai

. Hi there I had bought a pagdi place (whole floor ) in my grandfather’s building on the 4th floor (which is the top floor) the 3rd floor and the 1st floor is occupied by the co-owners of this building. I am also a co-owner (5%) as my father passed away in year 2004.The ground floor and 2nd floor is occupied by tenants but both the tenants do not live in there house on 2nd floor as one of them have locked the door and moved out somewhere but of other tenants on the ground floor has expired and his distant relatives have locked the door on the ground floor. Previously Me as also a co-owner 5(%) I had enquired with the other Other co-owners of the building if I could rent my 4th floor out and they said No I cannot rent it out.so my place on the 4th floor is empty and accumulating dust. I had previously notified the co-owners that I would consider selling and so let me know if you guys were interested in buying but no definite / no response. So the question arises for me 1) what can I do with this property as I am not living there from the day I bought it 2 ) in order to sell what if the co-owners won,t transfer the property in the new guys name. 3) What is the % which I need to give to co-owner from the sales proceeds 4) Just2 years back I had paid my share of the repair costs to the l landlord of this building and paid in full for complete new roof on the 4th floor for which I didn’t receive any contribution from all the co-owner of the bulding 5) Is there a way for me being a 5%co-owner in the building I can use that 5% share partition my place on the 4th floor and class it it as ownership 6)Can the other co-owners sue me if I go ahead with sale or renting it out without their consent 7) Lastly since one of my uncle a co-owner (20% owner) who does sign the rent reciepts had stopped giving me rent reciepts I have not paid my rent for now a few years and he has not made any demand or send me any letters The reason I stopped paying rent because the roof of the building was totally dilapidated and I paid in full for complete new roof where all other co-owners where supposed to make their contribution but they didn’t. 8) Comunications with the other co-owners is not perfect so how to resolve anything legally
