Claim on a property

In 1988, person Mr.A did DC conversion of his land and made a private layout. In, 1989, Mr. A, sold 4 adjacent sites to Mr.B and sale deed is duly registered. In, 2005, Mr B, sold one of the 4 sites to Mr. C and the sale deed is duly registered. In, 2006, Mr C constructed a house. In, 2007, Mr C, sold this house plus site to Mr D and sale deed is registered. In, 2013, Mr D, sold this house and site to Mr. E and sale deed is registered. Mr. E had done a 15 year search on EC and hadnt found any other transaction other than above 3. In 2022, i.e now, Mr X who is the son/daughter of Mr. Y (diseased)has come to claim that in 1995, Mr B had sold the same site to him(Mr. Y) and since it was sold to his father, he is the true owner of property. Now the question for which I would like the answer: It still need to be verified whether the claim of Mr.X (son of diseased Mr Y) that he is the real owner of the said property based on documentation and proofs. Despite that, since Mr. X has filed a claim in 2022, does he still have the right to ownership on this property? Mr. E who is the current owner and in possession of the house was never aware of Mr X/Mr Y's so called true ownership. Now according to Section 27 and Section 64 of limitation act, Mr. Y was not in possession of the property 12 year prior to his current claim i.e He is claiming in 2022 while through 2010 through 2022, the property was in possession of Mr E and Mr D. Is this suit will get dismissed because of limitation period(if provided Mr. Y first proves that he is the real owner as he purchased it in 1995 and 2005 sale was a fraud?) Another follow up question, now can Mr E, show that he is in adverse possession of the property for 12 years and hence he will get the title(if in case Mr. Y true ownership becomes true)? Please note, Mr E actually has owned the property for last 9 years i.e 2013 till 2022, but he bought from Mr D, who was holding it for 5 years prior to it. Would this be considered continuous and exclusive possession of more than 12 years or not? Does the section 65 of the act mandates that single person must be in possession for 12 years for adverse claim and not chain of people who own it continuously for 12 years like the above case?
