Sale Deed signed from abroad

I am going to purchase a flat in Bengaluru. This flat is jointly owned by wife and husband and both are NRI residing in USA. Their broker has suggested that sale deed will be sent from India for signature of seller and seller after signing it, send back to India for signature of purchaser and stamping/registration at registration office. On behalf of seller, a person who will be authorised by seller by special power of attorney shall present for registration. This POA shall only for presentation on behalf of seller. Please guide whether this way of registration shall be OK. 2. Can sell proceed can be credited to normal saving account of seller or it is necessarily to be credited to NRO account. 3. Wife is the first owner in this property. Seller are interested to get credit the sale proceeds in single account of wife. Husband shall give his NOC for credit to wife account. Can it be credited in single account? also whether TDS certificate can be issued in single name of wife? Please give suitable guidance. Regards Vinita Rajoria
