Rental deposit incorrect

Sunil is our tenant since 2015. We had an agreement for 10% increase after 11 months. After 3 consecutive agreements he forged my fathers signature on the 4th agreement in 1999. we filed a case stating his forgery. In 2004 after his forgery was proven in court we came to a compromise through court which is as follows- 1.Rs. 3000 rent which will increase @5% after 3 years. 2. He will run only medical store and not medial and general store like he has been doing since 1995. 3. Any 2 consecutive rent defaults will cancel his tenancy automatically. He continued running the medical and general store business despite several verbal complaints. Notice sent to him in 2010 for wrongful use and taking rent under protest. And to pay 400 tax additional on various taxes. His rent receipts were always under name medial and general store. In 2017 November rent which was Rs.3648 was stopped. He said we refused his money orders. May 2018 we sent notice for rent payment of 5 months. His lawyer in June letter accepted that rent of 7 months is pending and he is sending through money order. Rent was still pending though his MOreceipts were added in letter. Sept 2018 he filed a case and started paying rent in court of 1860(rent) + 1788 as various taxes. Never informed us of the payment he made in court. 2019 June we filed a case stating his non payment And using as medical and general store. Pls tell us his deposit in court is justified when is rent in 2004 was Rs 3000. He is showing his rent as 1860+1788 as taxes. He is also still using the shop as medical and general store.
