Leave license agreement registered back to back agreement.

I am in Mumbai having a 2 BHK flat entered into leave license agreement 3 times back to back which was registered. From 2013 to 2022, renewed thrice, each one for 3 years. Totally licensee is staying & occupying the flat for 9 years. Also there is another agreement of furniture in the said flat unregistered in concurrent with the leave license agreement. Furniture agreement hirer to hiree is on 200₹ stamp paper unregistered, dealing only with furniture in the said flat. Under both heads compensation received is almost equal under 2 names in our family as licensor & hirer. Now licensee asking for renewal for further 3 years as a last renewal. He is a respectable buisness man paying compensation right on time. Shall I continue with him meaning is it safe to continue again back to back registered leave license agreement for the period of 3 years which will be 4 th agreement tenure, Which licensee says that it's a last renewal as per his request. Shall I continue without giving any say 1 month practical gap by asking him to vacate & paying his deposit back for the gap month & again entering into New leave license agreement. Is it really necessary to give a gap,? Which he may not agree. In such case he may leave after end of agreement i.e. to say end of Jun. Please advise. Also 2agreement, one registered leave licence agreement & unregistered furniture agreement, is this safe
