Builder allocating me very small, narrow, column projections car park slot and about to handed-over

I have purchased a flat in May 2019 in Bangalore. During that time, due to lack of knowledge, I had purchased the flat through LIC Loan. This is not a RERA approved apartment project and it is not constructed as per BBMP norms and say 200% deviation. BBMP has given approval for Stilt + GF +FF+SF total 6 flats only but the builder has constructed 12 flats with extra Third floor. My flat is at second floor. Third floor is illegally constructed. Each floor has 3 flats. total 4 floors. 12 flats.
The parking allocated to me is very small, narrow, crunched, column obstructions. Parking a small car like ALTO in the slot is very difficult and it always gets scratched and we can't even think to park a big car because it cannot fit. The registration document also mentioned one car parking space allocated.
He has allocated bigger and best car parking slots to landlord and some others customers.
Now the builder is planning to handed over process and asking me to take possession letter. I refused to take the letter and asked him better car parking slot then only I can take this possession letter. Builder said, take it or not I don't care.
Please advise me what should I do?
