Property negotiation talks secretly recorded by other party

Hi, My mother is selling some property in state of Punjab and she had few conversations (general price negotiations) with a party (including a broker). An agreement was reached to sell the property at certain amount etc. The buyers gave her some token money as cash. My mother informed me that during the conversations they had one mobile phone on the table which she thought was an active phone call to one of their associates somewhere remote. My suspicion is that they might have been recording those conversations without her consent. Here are my questions: - 1. Is my mother legally bound to sell the property that property under verbal agreement (recorded or not)? 2. What if she changes her mind about selling and refunds the token money, will she forced legally to go through with the deal? 3. What if the buyers are wasting time and she gets another prospective buyer in the mean-time with better offer, can she forfeit the first deal and refund them the token money? 4. will recording an old lady who's not tech savvy without her permission, stand as binding evidence in court of law?
