Redevelopment of 38 year old Housing Soc., at Pune

Hi, Iam a member of 38 year old housing Soc,. having conveyance deed &property card obtained in Socities name. For the last 7years, the society, 38years old, having 15 flat owners of 2Bhk & 5 shop owners admeasuring 12000 sq ft; is engaged in redevelopment process for the last 7years,as per rules by appointing PMC, etc,. and now at the stage of finalising a developer. The area of the members have verified by archetect and approved in the GB.Now the issues; a) One of the flflat owners is having an open terrace equivalent to the area of a 2 BHK of its down floor and he is insisting for same facelity, or a persentage of approved plan area( which is not constructed / not in possession).Builders offer of more than 1/3 of the existing terrace and 40% added also not agreed by the flat.owner. b) Due to constraint of width, one shop has to be surrendered, and no shop owners are willing to surrender one shop inlieu of byway of selling to builder or accept compensation by way of residential area, more than doue of the surrendering shop area . All are ready and willing for redevelopment, and what legal opinion about the 2 issues, kindly advice.
