Query Property to Mentally Unstable Son

Hi, I need advise on below matter My Mother (70yrs age) owns a house and my Mother, Father and my brother(42 yrs) who is mentally unstable lives in that house. My Mother made a will in 2008 that on her death, my brother will get the house ownership. I am married, live in USA and might permanently settle in USA. Recently my father passed away from Covid. 1. For future I want to understand what would be the implications of transferring the House Title in my brother's name who is mentally unstable, after the demise of my mother. 2. Is it safe for a mentally unstable person to own a property 3. Can someone misguide and cheat him and acquire the house from him and throw him out? 4. We might have to put him in long term facility if he is unable to live alone in the house after my mother is not alive. 5. In case of my brother's sudden death, what will happen to the property on his name? 6. What challenges I might face to get the property ownership in case of his death? 7. Is it safer to request my mother to make a new will giving the house ownership in my name? Will this avoid any future legal complications? My brother will continue to stay in the house but I can be the owner. My brother due to his mental state doesnot really listen to anyone and might not agree for the house to be on my name but I want to understand what should be the best way to handle this situation. This is just to safeguard that I and my brother avoid any legal hassles related to the house. Thanks
