Clarification reg some doubts

I have a flat in the apartment. This flat was purchased some 15 years back. Our society is not registered but we elected one president . We deposit maintenance charges with him and he manages maintenance of the apartment with this money but he has not submitted any account since last 10 years neither he has conducted election. In 2011 we got extra fsi which was with mutual understanding distrubuted among the members who were intersted and it was mentioned in the byelaws prepared that this extra portion will be part and parcel of the orginal unit . But one of the unit members sold this extra portion to some third person who is not the original member of the society. The president also allowed him and signed the sale deed of that extra portion In the resolution of the society it was resolved that the extra portion being part and parcel can not be sold to any body but this has been done statimg that the power of deed of apartments have been given to the president. Is this legal? After 10 years without conducting election can he act and sign documents as president. I think if no election is held for five years the body is automatically dissolved.The person acting as president shows dadagiri" We are under the pressure. Please guide me what should we do in such a situation.
