Reissue of housing loan cheque by bank and rectification in sale deed

Dear Sir I purchased a property with part payment by self and part through housing loan. Payment made by me is realised and credited to seller account. The bank cheque had a validity period of one month. Though the cheque was deposited by seller with in one month, it was close to the validity period. The bank at seller end didnt processed the payment due to technical reason. The bank offered to revalidate cheque but seller is not able to trace cheque from its bank and handover it back to be revalidated. The option left is to cancel the cheque and issue new one. The issue is the given cheque details are part of sale deed and this to my limited understanding will require rectification deed. The question is 1. Since housing loan is approved, can bank reissue cheque 2. Will rectification deed involve repayment of stamp duty and / or registration charge or it can be done on stamp paper. 3. Will seller need to come to execute this or he can do power of attorney (the sale deed has seller signatures)
