Tenancy Rights of occupant while tenant is alive

Hello Sir, Ma'am, I am living in a pagdi (tenanted) house and also have a pagdi (tenanted) shop in the same premise. Currently these properties are on my fathers name, I mean he is the tenant on paper. During the family division 20 years back, my brothers were given their properties share which they have sold and got other properties on their name. I could not do that because the properties on my name were in Litigation with landlords which i have won in court. Now my building is going under redevelopment: (New property will be ownership) My Father has already given his approval/consent/NOC to me on a notary paper that these property belongs to me even after his death and no one shall have any rights on it. and currently also i am the occupant and bearing charges. Landlord is not transferring the property on my name an saying current tenant will only get the property and after ownership you can do whatever you like. The problems are listed below: 1. I got to know that my sisters (who were married almost more than 25-30 years ago) also may claim rights in these properties since it is on my fathers name. So i asked them to give their NOC to me which they refused to give. Is there any way I can safeguard my rights without them? 2. My Father has given his NOC, but now sisters are harassing him to give them share in these properties, can my father step back from the previous NOC that he has given me on notary papers? 3. Is there any document that i can make while my Father is alive and get it registered so that no one can claim rights on these properties? 4. IS there any way/grounds where landlord can transfer the rights to me, as I am occupant? Or incase of my fathers demise only gives me the ownership. i am bearing all expense For Shop: Also one of my brother has tied hands with sisters. Previously BEFORE DIVISION, we did business from this shop and had a firm registered say Firm A. Gumasta licence was also there for this firm where this brother was also a partner. AFTER DIVISION, He took the Firm A to his share of property and did business there. I started new firm which I had changed multiple times and obtained Gumasta licence, where me or my family (my wife and child) were proprietor. Question: Now this brother is asking for some documents of the shop so that he can open some firm on this address (just before redevelopment). I have denied him, but he may take it from our father. 5. Can I stop him anyhow by opening any new firm on my shop? 6. If he opens some firm with he being partner with my father, behind my back or without my knowledge can it be a problem for me? How can i Safeguard my interest or prevent him from doing this. Any other suggestion that you may suggest, since my family has completely gone against me since the redevelopment news. And are not willing to co-operate at all. Any help would be really appreciated as i don't have much time in hand because of redevelopment process.
