Methodology for distribution of movable and immovable property among three sons

My father is about 89 years old and currently is bed-ridden for various medical complications. Albeit he is fully conscious and alert as of now but his life not being guaranteed, it has been decided to execute a will for appropriate distribution of his movable and immovable property so as to avoid possible complications after his departure. Currently he has a double storey house, valuation of which is no less than Rs 90 lakh and also bank fds/ security deposits/ savings of about Rs 1 crore. He has three sons and his wife (bed-ridden) is still alive. He wants his property to be equally distributed amongst his three sons and also desires that till demise of his wife, all that required for her livelihood and medical expenses shall be borne by his three sons equally during his absence. Kindly guide us how should his assets be distributed since the entitlement of ownership (inheritance) of the double storey house can be given only to two of his sons and in such a case how the third son not getting ownership of the house property should reasonably be compensated.
