Can more than one partition deed be executed for properties of one person

My father has one house acquired by way of Gift deed from his father and 1.2 acre agricultural land which is acquired by way of inheritance from fore fathers and there is one more land which is in dispute by my grand fathers and it is not there in the name of my father at the moment. Now we want to split the agricultural land 1.2 acre between all our four as 30 cents each. One of my brother says, some lawyer has advised him that partition deed is not possible to split this land, since we are not partitioning all the property at once and it is possible only when all the lands are partitioned at once and we cannot write more than one partition deed. So please advice is this correct or can we partition the other land which is in dispute separately as and when it is acquired and the existing agricultural land can be splitted by way of partition deed now. Can there be more than one partition deed for each property separately when some of them are in dispute which will be acquired in the name of my late father or us and when the dispute is settled between our grand fathers.
