Gpa related queries

I have a GPA property in my name registered when I was 8 years old with my mother being as guardian. I am mentioning details of the property below. A is the original owner and he acquired the same from B through a sale deed on a particular date. A gave a GPA to C 17 years later . And C in turn gave a GPA in my name when i minor 2 years later. Now C has clearly mentioned that I can sale, gift, mortgage or lease or enjoy any profits, benefits from the property and he shall have no objections towards it. I have a few doubts. So if a few lawyers don't mind sharing their views and clearing my doubts It would helpful. I am 37 now and I was given the property documents last year by my parents. 1. Can i get the same property registered under my name?. 2. If not then can I give it as gift to my wife or transfer it on her name with a proper sale deed? 3. What would be the stamp duty n registration charges for both the scenarios. I am running a bussiness on this property and hence I want to have clear documents as I want to apply for loans In future. I have no sale deed, no mother deed. I have property paid tax receipts n khata extract n khata certificate. Thanks,
