Hi All, I have purchased a Duplex flat recently in Andhra Pradesh and Its RERA Approved. 1. As per the UDS calculation I should get around 125 square yards but builder allotted only 100 square yards. I realised this after the registration is done. 2. In terms of Car Parking , Builder is allocating a corner parking slot to me where its not convenient for parking. Builder is selling the good parking slots to other owners for money. Initially Builder said that we have guest parking slots, now he is selling those guest parking slots to owners in the apartment. Should we go for lottery system or First come first serve basis on first registration of the flat. 3.Builder has changed the elevation and i could see lot of deviation as per the approved plan. when I asked the builder regarding the deviation , he said architect has suggested some changes and they have followed accordingly. 4. Builder has used very cheap quality products for the interiors. 5 . The document which he submitted to RERA Andhra Pradesh has different Carpet area of each flat /Total Area of each flat. In my Registration document its different. He has sold the apartment for us on Super Built up Area calculation. 6.In the Town Planning Building Permit Order , building permission were given on some conditions. But in reality he hasn't met all those conditions( Example : Automatic water Sprinkler system , Emergency Lighting , capacity of terrace tank was less in terms what mentioned in the Town Planning Building Permit Order .etc) Appreciate your kind advice.
