How can my father transfer his property to me?

My father is 88 years old. We have only one property in Delhi which is registered in the name of my father. Now, as he is aged enough, he is looking for options to transfer that property to me. I have 3 sisters also, but they are not interested in property and dont want any share from it. Now, I and my father are also looking to sell this property from here and purchase another in Ahmedabad( where my son lives). We have two options: 1. My father can gift me this property through gift deed and then i will sell this property to buy another in Ahmedabad. 2. My father sell this property in Delhi and buy another in Ahmedabad in his name. After that he will write a registered will making me owner of the property in Ahmedabad after his Death( But as he is aged, he cant make frequent visits to registry offices). My Querry regarding this option is "Can my father sell property in Delhi and transfer money to me and then I purchase another property in my name". Please guide me in legality, taxation and economical aspects regarding above case and its options. And if you have any other feasible option, please do elighten me.
