Tenant not paying rent for 2 months now due to this COVID-19?

I have a shop rented out to a coaching class in Mumbai ( Mulund ) for around 5 years. This is second agreement for 3 yrs and out of which we have half stage. The tenant for last 2 months has not paid any rent and neither he has cleared the electricity bill. He initially just dropped a message that he wont be able to pay. I replied to him saying that i understand the situation and asked him to pay the rent in multiples of 5K every month in addition to the next month's rent to cover the rent to which he did not respond earlier and later when I again reminded him he told he is in difficult condition and his family is dependent on the earnings from this shop. I told him I am also in same boat and my earnings are also dependant on this rent and told him to pay partial 50% rent and then later we can adjust remaining rent in future. He asked for 2-3 times and given him but he has not still not paid even after 5 days now. I want to give him a notice to evacuate the premises. I also see that this education institutes , coaching classes etc would be the last one which the government would allow to open. Hence assuming that it would be after Diwali this year based on the COVID situation in Mumbai. So if his institute he would hold the premises by not paying and continue like this for months which would impact me badly. I am planning to tell him to evacuate the premises and give him 10 to 15 days to evacuate his stuff from the shop and cut all his dues from the deposit amount which i doubt any would be left after calculating the additional notice period of 15 days. Do you see any legal challenges with asking to evacuate the premises especially during this COVID-19 lockdown situation ?
