Transfer of property rights from Joint to single

I have an under construction & a disputed property (Apartment) at Chennai in joint name with my wife even though she has no financial contribution. Currently we are staying in West Bengal & as she does not want to move to Chennai every time for any transaction related to the property & has no objection in me dealing alone with that, 2 years back based on the advice of advocate she made a general power of attorney (At Chennai Registrar office) for me to deal & do any transaction related to the property. Even though advocate advised for complete transfer of UDS shares in my name instead of general power of attorney as it need to be validated every time with life certificate, but due to high cost of transfer we just made general power of attorney. Now my questions are: 1. Is General power of attorney really need to be validated every time with life certificate or it remains valid until she cancels it. 2. If General POA to be validated every time & being cumbersome job, is it still possible to transfer all transaction rights to me including property registration, sale etc even though the sale agreement remains unchanged in joint name. 3. If 2nd option is not suitable, what are the best solution so that she does not have to move & I alone can deal with the property legally without any issue. The above questions should be answered in the context of Tamil Nadu specific rule if any. We are making a trip to Chennai shortly to visit the property & to do necessary changes on the above as may be required.
