Paghadi based room issue

Hi, My dad had taken Paghadi system based 1BHK room in Dombivli (West) in Jun 1993 after paying heavy deposit of 1.5lakh. At the time of payment landlord had not done registered agreement of Paghadi system and deposit of payment. But we do have rent receipt from first month till 2012. On 2012, Landlord suddenly hiked rent 3 times, so we along with other tenants of Building went to court for deciding rent of room but that case is still ongoing.. So from 2012 till mid of 2016, we had paid original rent to Court as per court order. In May 2016, my dad died due to multiple organ failure. and then in feb 2017, we moved to another place and asked landlord verbally to settle case out of the court and we will leave holding of room and if returns original deposit with suitable interest. Which he rejected. Hence we continued keeping hold on room. but have not submitted rent to court too. Now recentlt a month back, part from balcony of one of the room of 4th floor fall down and then later, KDMC officers had done structural audit of building and declared Building as dangerous to live and must be demolished under the section 265A. Of this all other tenants are in process of challanging this order by doing private structural audit and taking plaster approval form court. This whole process along with plaster will require 2L approx to invest. So I am in dileamia of what to do next. Need guidence of same for below points: 1. Is there any legal way for proving we live in a paghadi system, as we don't have any agreement but just a rent receipt. 2. What will happen if KDMC officers demolish building, what rights will we have on land? 3. What will happen if in future we denie payment for plaster. 4. Is there any possibility of converting this paghadi based room to ownership? and what is the probability of same. What we should do for same. 5. If we want to exit from this whole scenario, what should we do? and is there a way we get back our deposited money back (with or without interest). 6. Whos responsibility is of maintaining room and its infra. Our or Landlord's? For eg. if in future, part of plaster of my room (or its balcony) falls down, who will be responsible? 7. What are the adverse effect we have to face for not paying rent in court since mid 2016?
