Recovery of Dues

We have recently vacated a tenant from our house in Bangalore. This tenant was occupying the house over 3 years and was asked to leave as we were handing over the property to a property management company as we were not based in Bangalore. The tenant while leaving requested for payment of Rs1.5 lakhs as return amount from their deposit before vacating to pay the advance amount to their new landlord. At that time we were under the impression that their total deposit with us was about Rs 2 - 2.5Lakhs. But after paying them the amount we realised that they had only Rs 1.75L as the deposit amount with us. In addition after vacating they have not painted the house or paid for painting, not cleaned the house in addition to other damages, not paid the full rent of last month (only Rs 25,000 could be recovered from deposit vs rent of Rs 29,700) and outstanding arrears of electricity bill, common electricity and water bill. We have videos of the house post vacating the property by the tenant to show how it was left. After handing over to the property management company they have given a quote of Rs 78,000 for painting, cleaning and repairing damages. In addition the rental outstanding is Rs 4,700 plus another Rs 2,000 for bills. We would like to put a legal claim for the consolidated amount of Rs 84,700. Please advise if there is a legal case for recovery of dues.
