Owner is keep on increasing rent

Hi, Owner is keep on increasing rent for his property. In the last one year it happened multiple times when he has increased the rent. As per the agreement our rent is required to increase 5% but at the time of renewing the agreement in the month of March19 he increased the rent more than 12% from 24255+ to 28000+ and when I raised the concerns then he decreased the rent from 28000+ to 27000+ (excluding maintenance i.e. 4500/-) Now again after 8 month I received call on 1st of Oct 19 from owner stating that he is getting 40000/- per month rent & 300,000/- deposit from the bachelors and want to give this flat on rent to bachelors only so can’t continue with you so I terminate the agreement and giving you the notice period of one month as per the agreement which was really surprising and also frustrating because he is asking to vacant the flat in the month of Deepawali. Then we requested him to wait for some time because it is the month of depawali and also school session is going on and we were not ready to shift our household stuff suddenly after passing more than 3 years in the society. We feel that searching for another house and shifting completely in the short period is the tedious job. So, we requested him to at least wait for the session to complete then he put one more condition that if we want to stay till the session is completed then you have to pay 31000+ for six month from 1st Nov 19 to April2020 that would cost me around 36000 per month including maintenance. Now we cant wait for the session to finish and vacating flat because we don’t need more surprises from the owner and gave him notice period of one month start from Dec 1th and as per the agreement he would be charging 31000/- equivalent to the one month rent for painting charges. Owner is used to publish his property on rental flat websites and check periodically for the current rent of his property and based on that he used to deal with the tenant and increase rent. Please let me know if anything can be done on this matter. Regards
