Builder asking for indemnity before delivery of FLAT

I am buying a flat in society from a Big Delhi builder in Faridabad and they have given me a letter of possession. They are now asking for some documents(photos, ID proofs, etc) for conveyance Deed and their documentation. They are now asking for some indemnity bonds saying they are part of the documentation for getting NOC for fit-outs (for getting the property ready for delivery). The Content of the Indemnity bond says that(Quoted from that letter): 1. That I have taken the physical vacant possession of the Unit to my complete satisfaction and after due inspection and verification of all aspects of the Unit in respect of its construction quality, construction material used, condition, documents, title, status, size, measurement, dimensions, location, services provided, etc. which I acknowledge to be completely in accordance and compliance with the terms of the Buyer Agreement and my requirements. Accordingly, I confirm that I have no claims or demands of any nature whatsoever, now or anytime in future, against the Developer in respect of or in relation to the Unit including but not limited to the aspects inspected and verified by me as above. They are also saying that without the signed indemnity which is required as part of their process that won't be able to go ahead with the delivery of the flat and the process will be stuck. Now, My question is whether is it right to ask for such things in advance without actually verifying it to my satisfaction. Secondly, can I file a case against the builder if the specifications are not met as per builder buyer agreement.
