Demand of payment after limitation

I own a land along with my brother with. Ratio of 65:35 % I own 65 % he own 35% , being elder brother I made payment of 83 % of land keeping faith on him its been 16 years he’s not made payment of his share keeping a brotherly trust . Now after seeing his delay in payments it is assumed that he is cheating and not willing to pay my money invested in his share , we approached lawyers and issued a notice stating that 100% possession which is a fact is in my possession and he ( my brother ) is only entitled of the land to the tine of payment made by him all evidence with us ... after receipt of notice from me he’s agreed to pay me the remaining amount which is 20 times less than the market or zonal rate of purchase date .. my advocate advises that we can file a suit but it May get rejected on basis of LIMITATION LAW... is there any other way where I can atleast get justice in terms of getting todays zonal rate against my investment of my brothers share of land Please advice accordingly for justice .
