Legal Pathway for joint-ownership/co-ownership

Dear Sir/ Mam, We are a group of 10 individuals interested in living and working together on a piece of 10 acre of agricultural land in a rural area of Jharkhand. Each individual is financially contributing for the procurement of 1 acre of land. We want to keep one-campus and joint-ownership/co-ownership of the entire 10 acre of land. Among 10 individuals, 4 belongs to “protected class” and 6 belongs to “open class” as per Chota Nagpur Tenancy (CNT) Act in Jharkhand. We together want to use entire land for housing, agriculture and educational work. We are interested in joint-ownership/co-ownership of land, just because we want to frame a strong legal bar for all 10 individuals, so as no one can solely disturb the integrity of the vision of coming together, by independently exercising one’s right to sale one’s part of land to anybody at any time. We want to have a mechanism of sale of one’s part of land by any individual to any new person on mutual understanding. As Jharkhand Co-operative Societies Act, 2008 in contrary to the Act of 1935 makes mandatory for at least 15 members in registration of co-operative society in Jharkhand we are unable to opt this suitable and useful legal pathway for such an act of visionary togetherness in pursuit of common objective. Based on the above-mentioned case we have following legal questions: 1. What will be effect of restrictions meant for “protected class” of Individuals on the status of joint-ownership/co-ownership of the entire land? 2. How to be legally prepared before conveyance of the entire land, if we later want to include more interested Individuals in our joint-ownership/co-ownership? 3. What are available legal options for such one-campus and joint-ownership/co-ownership of land among such group of people in Jharkhand?
