Max buffer zone distance in Bangalore

Hi Experts, kindly provide your valuable feedback. I am planning to buy a site in Bangalore and the project is near a lake. I understand that as per NGT rule, the buffer zone is currently 75 mtrs from the border of the lake (before 2016 it was 30mtrs). As NGT changes rule (lake buffer zone distance) time to time, what would be a good distance from lake we need to consider while buying a site? For e.g. people who bought before 2016 (when 30Mtrs rule was effective), are not getting the house construction plan sanctioned (when the new rule came). My site is approximately 200+ mtrs from the lake border. - Do you think if there are chances, NGT can increase the buffer zone distance to 200 or 300 in future? - Is the any Max limit defined that NGT can define for buffer distance (not beyond that)? - Do you suggest to avoid buying site near lake. If so, how much distance we need to avoid (1 or 2 km) to avoid any issue in life time? - Pls suggest if I can cancel my deal as my site is 200+mtrs from lake border
