Landlord not providing rent recipt

My uncle and his family lives in a rented house. He is staying in the same house since last 50 years. It's an old house, and the rent is cheap. There is no rental agreement as 50 years ago nobody cared about rental agreement. All the utility bills, voter id card, aadhar card, and ration card has the rented house address. My uncle pays the rent on time and gets the receipt from the landlord, but from the past year and a half, the landlord is behaving awkwardly. He is not providing any rent receipt. Upon inquiring, he told us not worry about rent receipt as he is not going to evict my uncle from the property, but I doubt the landlord's intention. I think the landlord is planning to give the property to a promoter to construct a flat on 50:50 partnership. By kicking my uncle out, he does not have to give any compensation or flat at a discounted rate when the apartment gets ready. My uncle is 55 years old differently able man. He is old to understand the tactics played by the landlord. Please advise the best course of action in this case? Is there any way to pay rent with proof if the landlord is not providing a rent receipt? PS: landlord does not want to share bank details, so we can't pay the rent directly in his bank account.
