Non releasing of tittle deed by the bank authorities after clearing complete housing loan

Sir, We have availed a housing loan for Rs.2 lakhs for additional construction of house in my wife Smt. M.Malini's name during the year Feb.2004 from the Syndicate Bank, Banashankari Main Branch, Jayanagar, Bangalore, after attending all the formalities. The entire loan was cleared during the year Oct.2014 by us. After clearing all the dues, we never received any intimation from the bank authority for release of original property document collected by us by them. We our selves visited the officials/ officers of the said bank several time and requested to release our document. But, instead of releasing the documents, they postponing the date for the reason best know to them. Finally, we reported the matter to the Branch Manager and requested him to arrange to release our documents. The Manager was also not responded properly and he was insisting us to meet again and again. Even after meeting him several time, our documents were not released. One fine day on 30/06/2018 after attending hot discussion, the Manager told that, our documents are not available with their branch and he his trying to locate some other branch. If the original documents are traceable, he said that, he will arrange to issue a letter to collect the certified copy of the sale deed from the concerned sub registrar. when this type of verbal reply received from the manager, we totally upsetted. Though we have submitted a written application to the bank on 22/06/2018 and reminder on 9/7/2018, the manager never replied to our letter till today. A complaint was lodged to authorities of the syndicate bank though Online Grievance Redressal System on 2/7/2018 and 02/08/2018 our documents are not released. The entire matter was reported to the Regional Manager, Syndicate Bank, Bangalore by speed post with request to intervene in the matter and arrange to release our document. The same is pending till today. In view of the above, it is requested to advice us on the following points:- 1. Whether the bank authorities can keep our original documents with them such a long time after clearing all the loan by us. 2) Is it not a duty of the bank authorities to inform us to collect back our documents after clearing all the dues. 3) Is there any possibilities of miss using of our documents by the authorities of the bank. 4) Is it mandatory to register the martogage deed with sub registrar in equatable mortogage procedure or we can enter into equatable mortgogage deed without registering with the sub registrar. 5) What is the next remedies to be attended by us if we are not getting back our documents from bank authoities.
