Ques Landlor asking to vacate the room within 30 days

I'm staying with my family in a rented house for the last 24 months in Delhi localities. The rent of the room at that time was fixed at 10K + 300 Water + 100 Cleaning + Rs. 7 for electricity charges. There are no paper agreements and as usual all are verbally. He hke Rs. 500 after 12 months of staying thus presently the room rent is Rs. 10500/-. After 11 months only again he's going to increase 10% i.e. around Rs. 1000/-. When I disagree with this he orally told me to vacate the room or pay with raised amount of Rs. 11500/-. so my question am I bound to pay with raised amount i.e. Rs. 11500/- else he can legally evict us either forcefully or legally. As far my knowledge he found another tenant with more than this amount and harrasing us to evict the room at the earliest. Is there any law to prevent or I've no option to vacate the room. I used to pay rent on time. I also requested him to give some more time so can find a better and suitable dwell within my budget. He simply deny as he already got another tenant with more than present rent.
