Complaint against landlord

Hello sir, I had rented a shop/cabin area (lower ground shop) for clinic purpose in a polyclinic. The administrator of the polyclinic from the very first meeting claimed to be the owner of the place and even made agreement papers in which she mentioned herself as owner of property/ smpatti malik/aadipatya. According to the agreement 2 months of advance and one month running was to be paid, but the administrator asked us to give one month advance n running at the starting (feb) and rest of the advance with be paid in April. The agreement had been signed by both the parties and was kept by the other party so they could get it registered. After 2 months (feb n march) when a dispute regarding being provided with a place for advertising board occurred, we came to know that the owner of the shop was someone else and these people themselves were tenants. Also on confronting them for their not being the owner and that they had not yet provided us with a copy of rent agreement they refused to give us the same and instead asked for the pending advance and rent for april. Also as agreement didnt mention anything about providing board they said it would take time may be months. When we warned them we cannot now continue as they had been misleading us for past 2 months and my practice has been almost invisible for this duration and that now as the agreement was fraud i won't be able to register my clinic they asked for payment of 2 months rent as penalty for violating the agreement (where a clause was mentioned that if we leave without prior information we will surrender the advance amount). I filed a police complain against these people but I still didn't had the agreement copy (i had just the one which was on stamp duty but was not signed). I stopped the rent payment for april and also the pending advance. Although police took our statements also theirs but nothing has yet come to our relief. Now I have also vacated The shop but haven't handed over the place as the furniture that had belongs to the other party needs to be verified to avoid future disputes. Sir i now struggle to move forward or expectation of settlement as they would not talk for mutual settlement and I am worried that if I take back my complain they may bother me in future. Please guide me what can I do. I had made payments via cheques. And I still did not receive copy of agreement neither they have completed the police verification procedure. Is it likely if I dont hand over the place I will have to pay further rent? Can I file a FIR? Am I wrong at my part as I believe it's a case of fraud
