Rent agreement

I paid the amount to property dealer and landlord (online transfer) on 13th & rest all on 14th July. Before making the payment I kept on asking for rent agreement from property dealer. But he forced to clear the payment; he made several phone calls asking to make payment and said that he is working on the rent agreement. Rent agreement is on e-stamp paper of Rs. 50 with description of document as 'Article 35(ii) Lease with security upto 5 years. In rent agreement I saw attested stamp of Notary dated 14th July. That means property dealer intentionally not shared the agreement before payment. Yesterday July 19th 2017 he provided me the rent agreement and asked me to sign. I told him that I need to read and will sign afterwards. But he said I need to have the agreement signed today itself. Read it now and then sign so that I can get it signed from the owner as well. I was not informed about below clause of locking period earlier: Clause 3rd of rent agreement: "That the second party will pay per month water charges and electricity charge as not mentioned in monthly rent. Locking period as 9th Month. Security will be forfitted if they leave the house". There is another clause which I am okay with: Clause number 3 - "In case of the First party wants to get the premises vacated or the second party wants to vacate the premises at own before the expiry period, one month notice will be served by the either party". I told the property dealer that this clause was not informed to be earlier. I asked him to remove this clause but he said to talk to owner as this clause was added by him. I had a word with the owner but he is not agreeing upon removing this clause but reduced to 6 months. I have already paid 1 month rent, 2 months security & 1 month brokerage to property dealer. I am helpless at the moment , please help. Please suggest a. what action I can take now or options I have? b. If I sign the agreement but could not stick to this and leave the home before 9 months; is there a way of getting the security back? Location: New Delhi
