Death of father and transfer of unregistered shop

Dear Sir My father had bought a comerical shop in co operative society in pune. It was in the year 1982 . It was an agreement to sale. The property was in 2 names. My father and another lady who was her partner in business . Value was 128000/- only . It was on a stamp paper. After a few years in 2002 my father got a release deed made from the lady who was her partner after paying her a lump sum amount. This release deed was also on a stamp paper. Her legal heir also signed the release deed. My father gave this release deed to the society who accepted this and removed the name of the lady partner and only mentioned his name in the Share certificate. After this he then put my mother and my name in the share certificate. Please note this property is in PUNE CANTONMENT AREA. 1. How do I sell the property after changing the records In the property tax and Mseb bills. 2. Society has agreed to keep my mothers name and my name in the share certificate. 3. Can I give it on rent after including my and my mother's name in the property tax AND share certificate Looking forward for a legal solution to sell the shop.
