Buying a flat in Bangalore

When I started my dream home search i was very excited but finally now ending up with lot of confusion and questions. During my initial search, I was looking for and bothered about only A khata property Loan facility Amenities Water supply Now I came to know a few more are must which eventually not provided by 90% of builders. Non other than OC and CC certificates. During my research i found these are important and if construction is not done as per the approved plan , OC can't be provided. Not able to understand in simple words about CC because, builders who are not able to give OC are giving CC. Some builders who are saying they can't give OC are giving the below input, 'some property people are keeping fake boards that they will give OC and CC. But the ones which are given to customers are not actually OC and CC but some fake documents' This is where my confusion started what to buy what not to buy. Who will check really this property gives OC and CC? In simple words whom to ask? When I can't believe a builder. To reach out big builders like brigade, sumadhura, shobha etc their prices are too much. What is the best thing can be done to get rid of these fake things and confusion created by builders and to buy a decent 2 bhk flat in Whitefield with legal get through s in my budget it comes around 55-56L?
