Hi, You have to seek permission from the concerned authority to sell the property and ask them to execute the Sale Deed. With out execution of the Sale Deed you can't sell the property.

Lease cum sale agreement is amenable to change at the last point of time and hence at the time of execution there is no certainty whether it would remain as lease or sale unless both parties agree to make it a sale deed.

I am not sure what amendment are you talking about.

If You are interested to make it a sale deed then you can talk to the other party and proceed ti execute and register a deed of conveyance.

Without execution of the sale deed the land cannot be sold, therefore you are advised to execute a sale deed

What is sale caum lease deed?

If it was a sale agreement or a lease agreement then you should proceed on the basis of the agreement in hand.

By lease agreement the khatha cannot be changed, it should have been changed on the basis of the registered sale deed alone.

I think you are getting confused by using two different terms together.

You can consult a local lawyer on this before you would like to proceed with this in any manner.
